Vy\u0161\u0161ou mocou nemo\u017eno rozumie\u0165: chorobu, autonehodu, od\u0148atie dovolenky, nedostatok dokladov opr\u00e1v\u0148uj\u00facich na prekro\u010denie hran\u00edc, rodinn\u00e9 a osobn\u00e9 z\u00e1le\u017eitosti at\u010f.<\/li>\n<\/ol>\n<p style=\"text-align: center;\"><strong><b>\u00a7 1 V\u0161eobecn\u00e9 inform\u00e1cie<\/b><\/strong><\/p>\n<ol>\n<li>Pravidl\u00e1 stanovuj\u00fa podmienky rezerv\u00e1cie a kr\u00e1tkodob\u00e9ho pren\u00e1jmu bytov pon\u00fakan\u00fdch prenaj\u00edmate\u013eom, ako aj z\u00e1sady platieb, reklam\u00e1ci\u00ed a zodpovednosti zmluvn\u00fdch str\u00e1n.<\/li>\n<li>Spr\u00e1vne pou\u017e\u00edvanie webovej str\u00e1nky si vy\u017eaduje po\u010d\u00edta\u010dov\u00e9 vybavenie, ktor\u00e9 sp\u013a\u0148a nasleduj\u00face technick\u00e9 po\u017eiadavky:<br \/>\n(a) m\u00e1 pr\u00edstup na internet,<br \/>\nb) m\u00e1 nain\u0161talovan\u00fd webov\u00fd prehliada\u010d (Internet Explorer, Chrome, Safari, Firefox, Opera, Android, Safari iOS, Windows Phone, Blackberry) v aktu\u00e1lnej verzii,<br \/>\n(c) m\u00e1 akt\u00edvne a spr\u00e1vne nakonfigurovan\u00e9 e-mailov\u00e9 konto.<\/li>\n<\/ol>\n<p style=\"text-align: center;\"><strong><b>\u00a7 2 Predmet n\u00e1jomnej zmluvy<\/b><\/strong><\/p>\n<ol>\n<li>Predmetom N\u00e1jomnej zmluvy je kr\u00e1tkodob\u00fd pren\u00e1jom bytu pon\u00fakan\u00fd Prenaj\u00edmate\u013eom prostredn\u00edctvom Internetovej slu\u017eby alebo port\u00e1lov sprostredkuj\u00facich uzatv\u00e1ranie zml\u00fav s Prenaj\u00edmate\u013eom.<\/li>\n<li>Prenaj\u00edmate\u013e je povinn\u00fd spr\u00edstupni\u0165 N\u00e1jomcovi Byt v s\u00falade s popisom uveden\u00fdm v internetovej slu\u017ebe alebo na sprostredkovate\u013eskom port\u00e1li na uzatv\u00e1ranie zml\u00fav s Prenaj\u00edmate\u013eom a v term\u00ednoch uveden\u00fdch v rezerv\u00e1cii a N\u00e1jomca je povinn\u00fd zaplati\u0165 pln\u00fa Cenu n\u00e1jmu uveden\u00fa v procese rezerv\u00e1cie.<\/li>\n<li>Vykonanie rezerv\u00e1cie N\u00e1jomcom prostredn\u00edctvom Internetovej slu\u017eby alebo port\u00e1lu sprostredkuj\u00faceho uzatvorenie zml\u00fav s Prenaj\u00edmate\u013eom sa rovn\u00e1 prijatiu t\u00fdchto Pravidiel a uzatvoreniu Zmluvy o kr\u00e1tkodobom pren\u00e1jme bytu medzi N\u00e1jomcom a Prenaj\u00edmate\u013eom.<\/li>\n<li>Pren\u00e1jom apartm\u00e1nu sa uskuto\u010d\u0148uje na z\u00e1klade N\u00e1jomnej zmluvy.<\/li>\n<li>V n\u00e1jomnej zmluve s\u00fa uveden\u00e9 najm\u00e4: zmluvn\u00e9 strany, cena n\u00e1jmu, trvanie zmluvy, po\u010det os\u00f4b opr\u00e1vnen\u00fdch u\u017e\u00edva\u0165 byt na z\u00e1klade zmluvy a pr\u00e1va a povinnosti zmluvn\u00fdch str\u00e1n.<\/li>\n<li>V \u010dase uzavretia zmluvy je n\u00e1jomca povinn\u00fd za \u00fa\u010delom overenia osobn\u00fdch \u00fadajov predlo\u017ei\u0165 prenaj\u00edmate\u013eovi na nahliadnutie platn\u00fd ob\u010diansky preukaz alebo in\u00fd doklad s fotografiou, na z\u00e1klade ktor\u00e9ho bude mo\u017en\u00e9 ur\u010di\u0165 toto\u017enos\u0165 n\u00e1jomcu.<\/li>\n<\/ol>\n<p>&nbsp;<\/p>\n<p style=\"text-align: center;\"><strong><b>\u00a7 3 Z\u00e1sady rezerv\u00e1cie a platby<\/b><\/strong><\/p>\n<ol>\n<li>Po\u010das procesu rezerv\u00e1cie si N\u00e1jomca individu\u00e1lne vyberie byt pon\u00fakan\u00fd Prenaj\u00edmate\u013eom prostredn\u00edctvom Internetovej slu\u017eby alebo port\u00e1lov sprostredkuj\u00facich uzatv\u00e1ranie zml\u00fav s Prenaj\u00edmate\u013eom a n\u00e1sledne vykon\u00e1 rezerv\u00e1ciu bytu prostredn\u00edctvom vyplnenia elektronick\u00e9ho rezerva\u010dn\u00e9ho formul\u00e1ra umiestnen\u00e9ho na Internetovej slu\u017ebe alebo port\u00e1loch sprostredkuj\u00facich uzatv\u00e1ranie zml\u00fav s Prenaj\u00edmate\u013eom, alebo vykon\u00e1 rezerv\u00e1ciu telefonicky na tel. +48 <a href=\"tel:+48%20888%20461%20486\"><br \/>\n<u>888 461 486<\/u><br \/>\n<\/a> alebo elektronicky prostredn\u00edctvom e-mailu <a href=\"mailto:info@noclegioswiecim.eu\"><br \/>\n<u>info@noclegioswiecim.eu<\/u><br \/>\n<\/a><\/li>\n<li>N\u00e1jomca vykon\u00e1 rezerv\u00e1ciu tak, \u017ee v ponuke na webovej str\u00e1nke alebo na port\u00e1li sprostredkovate\u013ea uvedie konkr\u00e9tny d\u00e1tum za\u010diatku pobytu a konkr\u00e9tny d\u00e1tum ukon\u010denia pobytu. Ak sa rezerv\u00e1cia uskuto\u010dn\u00ed telefonicky alebo e-mailom, rezerv\u00e1cia sa pova\u017euje za uskuto\u010dnen\u00fa po prijat\u00ed potvrdenia rezerv\u00e1cie od prenaj\u00edmate\u013ea na e-mailov\u00fa adresu n\u00e1jomcu.<\/li>\n<li>Potvrdenie rezerv\u00e1cie sa vykon\u00e1 doru\u010den\u00edm spr\u00e1vy na e-mailov\u00fa adresu n\u00e1jomcu uveden\u00fa po\u010das rezerv\u00e1cie, v ktorej sa uv\u00e1dza, \u017ee rezerv\u00e1cia bola potvrden\u00e1, zhrnutie ponuky rezerv\u00e1cie, stanovenie plnej ceny pren\u00e1jmu, s\u00fahlas s ustanoveniami zmluvn\u00fdch podmienok a d\u00e1tum rezerv\u00e1cie.<\/li>\n<li>N\u00e1jomca je povinn\u00fd &#8211; odo d\u0148a doru\u010denia spr\u00e1vy potvrdzuj\u00facej rezerv\u00e1ciu (\u00a7 3 ods. 3) &#8211; zaplati\u0165 z\u00e1lohu (rezerva\u010dn\u00fd poplatok) elektronick\u00fdm prevodom (Przelewy24.pl) do 4 pracovn\u00fdch dn\u00ed (najnesk\u00f4r v\u0161ak posledn\u00fd pracovn\u00fd de\u0148 pred za\u010diatkom pobytu) na \u00fa\u010det uveden\u00fd v \u00a7 3 ods. 3. 9. V\u00fd\u0161ka z\u00e1lohy (rezerva\u010dn\u00fd poplatok) je 30 % z celkovej ceny pren\u00e1jmu.<\/li>\n<li>Cel\u00e1 Cena pren\u00e1jmu sa N\u00e1jomcovi \u00fa\u010dtuje v plnej v\u00fd\u0161ke a v s\u00falade so Zmluvou o pren\u00e1jme v prv\u00fd de\u0148 pobytu vopred.<\/li>\n<li>Ak n\u00e1jomca &#8211; pred uzavret\u00edm Zmluvy o pren\u00e1jme &#8211; zaplatil z\u00e1lohu (rezerva\u010dn\u00fd poplatok), je povinn\u00fd v prv\u00fd de\u0148 svojho pobytu zaplati\u0165 sumu, ktor\u00e1 predstavuje rozdiel medzi Cenou pren\u00e1jmu vypl\u00fdvaj\u00facou zo Zmluvy o pren\u00e1jme a sumou n\u00edm zaplatenej z\u00e1lohy (rezerva\u010dn\u00e9ho poplatku).<\/li>\n<li>Transakcie kartou a elektronick\u00fdm prevodom sa z\u00fa\u010dtov\u00e1vaj\u00fa prostredn\u00edctvom <strong><br \/>\n<b>Przelewy24<\/b><br \/>\n<\/strong><strong><br \/>\n<b>.pl<\/b><br \/>\n<\/strong><\/li>\n<li>Nezaplaten\u00edm platby uvedenej v \u00a7 3 4 vznik\u00e1 prenaj\u00edmate\u013eovi pr\u00e1vo odst\u00fapi\u0165 od n\u00e1jomnej zmluvy bez povinnosti poskytn\u00fa\u0165 dodato\u010dn\u00fa lehotu na plnenie. Prenaj\u00edmate\u013e ozn\u00e1mi n\u00e1jomcovi uplatnenie tohto pr\u00e1va do d\u00e1tumu za\u010diatku pobytu od uplynutia lehoty na zaplatenie rezerva\u010dn\u00e9ho poplatku.<\/li>\n<li>Zaplatenie celej Ceny pren\u00e1jmu zn\u00ed\u017eenej o zaplaten\u00fa z\u00e1lohu (rezerva\u010dn\u00fd poplatok), ako je uveden\u00e9 v \u00a7 3 ods. 4, sa uskuto\u010dn\u00ed bankov\u00fdm prevodom na bankov\u00fd \u00fa\u010det Prenaj\u00edmate\u013ea ozna\u010den\u00fd \u010d\u00edslom: 761050 1113 1000 0097 8166 5907 alebo v hotovosti.<\/li>\n<li>Ak n\u00e1jomca bezprostredne pred za\u010dat\u00edm pobytu vykonal prevod na prenaj\u00edmate\u013ea, je povinn\u00fd na \u017eiados\u0165 prenaj\u00edmate\u013ea predlo\u017ei\u0165 prenaj\u00edmate\u013eovi potvrdenie o prevode v akejko\u013evek forme a na akomko\u013evek nosi\u010di.<\/li>\n<li>Neuskuto\u010dnenie platby uvedenej v \u00a7 3 ods. 9, zaklad\u00e1 na strane Prenaj\u00edmate\u013ea pr\u00e1vo odst\u00fapi\u0165 od N\u00e1jomnej zmluvy bez povinnosti ur\u010di\u0165 dodato\u010dn\u00fa lehotu na plnenie. N\u00e1jomca nesmie vykon\u00e1va\u0165 \u017eiadne zmeny vo v\u00fdzdobe interi\u00e9ru.<\/li>\n<li>V\u0161etky zariadenia a vybavenie bytu, ako aj jeho okolia, by mali by\u0165 v de\u0148 skon\u010denia n\u00e1jmu a vr\u00e1tenia k\u013e\u00fa\u010dov n\u00e1jomcom prenaj\u00edmate\u013eovi, s prihliadnut\u00edm na opotrebenie vypl\u00fdvaj\u00face z ich riadneho u\u017e\u00edvania, v stave, ktor\u00fd nie je hor\u0161\u00ed ako stav, v akom boli v \u010dase odovzdania bytu n\u00e1jomcovi do u\u017e\u00edvania.<\/li>\n<li>V pr\u00edpade, \u017ee n\u00e1jomca zist\u00ed na predmete n\u00e1jmu, najm\u00e4 na zariadeniach alebo in\u0161tal\u00e1ci\u00e1ch tvoriacich vybavenie bytu, ak\u00e9ko\u013evek z\u00e1vady, poruchy, po\u0161kodenia a pod., je n\u00e1jomca povinn\u00fd t\u00fato skuto\u010dnos\u0165 bezodkladne ozn\u00e1mi\u0165 prenaj\u00edmate\u013eovi.<\/li>\n<li>Pred odovzdan\u00edm k\u013e\u00fa\u010dov Prenaj\u00edmate\u013eovi skontroluje spolu s N\u00e1jomcom technick\u00fd stav bytu.<\/li>\n<\/ol>\n<p style=\"text-align: center;\"><strong><br \/>\n<b>\u00a7 7 Udr\u017eiavanie \u010distoty v <\/b><br \/>\n<\/strong><strong><br \/>\n<b>Byty <\/b><br \/>\n<\/strong><strong><br \/>\n<b>a v ich okol\u00ed<\/b><br \/>\n<\/strong><\/p>\n<ol>\n<li>V apartm\u00e1noch je pr\u00edsne zak\u00e1zan\u00e9 faj\u010di\u0165 a pou\u017e\u00edva\u0165 tabakov\u00e9 v\u00fdrobky.<\/li>\n<li>Osoby, ktor\u00e9 faj\u010dia v bl\u00edzkosti Apartm\u00e1nov\u00e9ho domu, s\u00fa povinn\u00e9 faj\u010di\u0165 na mieste a sp\u00f4sobom, ktor\u00fd neob\u0165a\u017euje in\u00e9 osoby, ktor\u00e9 v tom istom \u010dase ob\u00fdvaj\u00fa in\u00fd Apartm\u00e1n, a okrem toho s\u00fa povinn\u00e9 uprata\u0165 cigaretov\u00e9 ohorky.<\/li>\n<li>N\u00e1jomca a osoby, ktor\u00e9 s n\u00edm \u017eij\u00fa v byte, s\u00fa povinn\u00ed triedi\u0165 odpad, ktor\u00fd vznikne po\u010das n\u00e1jmu, a to tak, \u017ee ho umiestnia do n\u00e1dob vhodn\u00fdch pre dan\u00fd druh odpadu, ktor\u00e9 s\u00fa umiestnen\u00e9 na osobitne vyhradenom mieste v bl\u00edzkosti bytov.<\/li>\n<li>Ak v apartm\u00e1ne \u017eij\u00fa spolu s n\u00e1jomcom malolet\u00e9 osoby, n\u00e1jomca je povinn\u00fd zabezpe\u010di\u0165, aby postele, pohovky a matrace, na ktor\u00fdch bud\u00fa spa\u0165 malolet\u00e9 osoby, boli riadne chr\u00e1nen\u00e9 pred namo\u010den\u00edm alebo zne\u010disten\u00edm (napr. umiestnen\u00edm nepremokav\u00fdch podlo\u017eiek alebo prestieradiel).<\/li>\n<\/ol>\n<p style=\"text-align: center;\"><strong><b>\u00a7 8 Bezpe\u010dnos\u0165<\/b><\/strong><\/p>\n<ol>\n<li>V okol\u00ed apartm\u00e1nov je \u0161peci\u00e1lne vyhraden\u00fd priestor na hranie pre deti. V pr\u00edpade zru\u0161enia pobytu zo strany n\u00e1jomcu z d\u00f4vodov na strane n\u00e1jomcu je n\u00e1jomca povinn\u00fd uhradi\u0165 storno n\u00e1klady v primeranej v\u00fd\u0161ke, ktor\u00e1 predstavuje skuto\u010dn\u00fa \u0161kodu prenaj\u00edmate\u013ea vypl\u00fdvaj\u00facu zo zru\u0161enia pobytu zo strany n\u00e1jomcu, maxim\u00e1lne v\u0161ak do v\u00fd\u0161ky 30 % z plnej ceny pren\u00e1jmu (rezerva\u010dn\u00fd poplatok).<\/li>\n<li>Zmena d\u00e1tumu rezerv\u00e1cie alebo zmena apartm\u00e1nu vybran\u00e9ho v procese rezerv\u00e1cie je mo\u017en\u00e1 len po vz\u00e1jomnej dohode.
