Sakranusa 34, 32-600 O\u015bwi\u0119cim, NIP: 5491660799, tel. \u010d. +48 <a href=\"tel:+48%20888%20461%20486\"><br \/>\n<u>888 461 486<\/u><br \/>\n<\/a>, e-mail: <a href=\"mailto:info@noclegioswiecim.eu\"><br \/>\n<u>info@noclegioswiecim.eu<\/u><br \/>\n<\/a> (d\u00e1le jen &#8222;pronaj\u00edmatel&#8220;), t\u00fdkaj\u00edc\u00ed se rezervace a kr\u00e1tkodob\u00e9ho pron\u00e1jmu celoro\u010dn\u00edch byt\u016f nab\u00edzen\u00fdch pronaj\u00edmatelem, jako\u017e i pravidel plateb, reklamac\u00ed a odpov\u011bdnosti.<\/p>\n<p>Podm\u00ednky jsou ned\u00edlnou sou\u010d\u00e1st\u00ed smlouvy o kr\u00e1tkodob\u00e9m pron\u00e1jmu bytu uzav\u0159en\u00e9 prost\u0159ednictv\u00edm internetov\u00e9 slu\u017eby pronaj\u00edmatele.<\/p>\n<p style=\"text-align: center;\"><strong><b>Slovn\u00ed\u010dek<\/b><\/strong><\/p>\n<ol>\n<li><b><\/b><strong><br \/>\n<b>P\u0159edpisy<\/b><br \/>\n<\/strong>&#8211; p\u0159ipraven\u00e9 pronaj\u00edmatelem a poskytnut\u00e9 n\u00e1jemci k p\u0159e\u010dten\u00ed p\u0159ed uzav\u0159en\u00edm n\u00e1jemn\u00ed smlouvy. <em><br \/>\n<i>Rezerva\u010dn\u00ed a kr\u00e1tkodob\u00fd n\u00e1jemn\u00ed \u0159\u00e1d pro celoro\u010dn\u00ed pron\u00e1jem apartm\u00e1n\u016f Comfort<\/i><br \/>\n<\/em><\/li>\n<li><b><\/b><strong><br \/>\n<b>Byty &#8211; <\/b><br \/>\n<\/strong>nach\u00e1zej\u00edc\u00ed se na ul. Ko\u015bcielecka 10F, 10G 32-600 O\u015bwi\u0119cim cihlov\u00e9 celoro\u010dn\u00ed byty, kter\u00e9 se nach\u00e1zej\u00ed v odd\u011blen\u00e9 \u010d\u00e1sti, ur\u010den\u00e9 pro sou\u010dasn\u00fd pobyt v ka\u017ed\u00e9m byt\u011b maxim\u00e1ln\u011b 7 osob celkem.<\/li>\n<li><b><\/b><strong><br \/>\n<b>Okol\u00ed bytu <\/b><br \/>\n<\/strong>&#8211; oplocen\u00fd are\u00e1l o rozloze 1 000 m\u00b2, kde se nach\u00e1zej\u00ed byty, a samostatn\u00e1 plocha pro parkov\u00e1n\u00ed (parkovi\u0161t\u011b) a rekreaci d\u011bt\u00ed.<\/li>\n<li><b><\/b><strong><br \/>\n<b>N\u00e1jemce <\/b><br \/>\n<\/strong>&#8211; fyzick\u00e1 nebo pr\u00e1vnick\u00e1 osoba, kter\u00e1 je smluvn\u00ed stranou smlouvy o n\u00e1jmu bytu.<\/li>\n<li><b><\/b><strong><br \/>\n<b>Pronaj\u00edmatel <\/b><br \/>\n<\/strong>&#8211; Poskytovatel slu\u017eeb Sigma Artur M\u0142odzik Us\u0142ugi Remontowo-Budowlanez siedzib\u0105 Sakranusa 34, 32-600 O\u015bwi\u0119cim, NIP: 5491660799, nr tel. +48 <a href=\"tel:+48%20888%20461%20486\"><br \/>\n<u>888 461 486<\/u><br \/>\n<\/a>, e-mail: <a href=\"mailto:info@noclegioswiecim.eu\"><br \/>\n<u>info@noclegioswiecim.eu<\/u><br \/>\n<\/a><\/li>\n<li><b><\/b><strong><br \/>\n<b>T\u0159et\u00ed strany <\/b><br \/>\n<\/strong>&#8211; jin\u00e9 fyzick\u00e9 osoby ne\u017e n\u00e1jemce nebo osoby, kter\u00e9 s n\u00e1jemcem sd\u00edlej\u00ed byt.<\/li>\n<li><b><\/b><strong><br \/>\n<b>N\u00e1jemn\u00ed smlouva <\/b><br \/>\n<\/strong>&#8211; p\u00edsemn\u011b uzav\u0159en\u00e1 smlouva mezi n\u00e1jemcem a pronaj\u00edmatelem, podle n\u00ed\u017e pronaj\u00edmatel p\u0159enech\u00e1v\u00e1 n\u00e1jemci byt do u\u017e\u00edv\u00e1n\u00ed na dobu ur\u010ditou a pronaj\u00edmatel za to plat\u00ed n\u00e1jemci dohodnutou cenu.<\/li>\n<li><b><\/b><strong><br \/>\n<b>Internetov\u00e9 slu\u017eby <\/b><br \/>\n<\/strong>&#8211; je webov\u00e1 str\u00e1nka https:\/\/noclegioswiecim.eu\/ spole\u010dnosti Sigma Artur M\u0142odzik Us\u0142ugi Remontowo-Budowlane a jej\u00ed rezerva\u010dn\u00ed platforma.<\/li>\n<li><b><\/b><strong><br \/>\n<b>\u00dapln\u00e1 cena pron\u00e1jmu<\/b><br \/>\n<\/strong>&#8211; je \u010d\u00e1stka uveden\u00e1 b\u011bhem rezervace, kter\u00e1 zahrnuje v\u0161echny poplatky podle uzav\u0159en\u00e9 smlouvy o pron\u00e1jmu.<\/li>\n<li><b><\/b><strong><b>Vy\u0161\u0161\u00ed moc <\/b><\/strong>(latinsky: Casus est maior vis cui humana infirmitas resistere non potest) &#8211; vn\u011bj\u0161\u00ed jev nez\u00e1visl\u00fd na v\u016fli n\u00e1jemce a pronaj\u00edmatele, kter\u00fd je nevyhnuteln\u00fd a nebylo mo\u017en\u00e9 jej p\u0159edv\u00eddat nebo mu odolat, zejm\u00e9na jev faktick\u00e9, pr\u00e1vn\u00ed nebo administrativn\u00ed povahy, kter\u00fd nebylo mo\u017en\u00e9 p\u0159edv\u00eddat p\u0159es ve\u0161ker\u00e9 \u00fasil\u00ed a vstupy, nap\u0159. p\u0159\u00edrodn\u00ed katastrofa, teroristick\u00fd \u00fatok, v\u00e1lka. Vy\u0161\u0161\u00ed moc\u00ed nelze rozum\u011bt: nemoc autonehoda, odejmut\u00e1 dovolen\u00e1, nedostatek doklad\u016f oprav\u0148uj\u00edc\u00edch k p\u0159ekro\u010den\u00ed hranic, rodinn\u00e9 a osobn\u00ed z\u00e1le\u017eitosti atd.<\/li>\n<\/ol>\n<p style=\"text-align: center;\"><strong><b>\u00a7 1 Obecn\u00e9 informace<\/b><\/strong><\/p>\n<ol>\n<li>Pravidla stanovuj\u00ed podm\u00ednky rezervace a kr\u00e1tkodob\u00e9ho pron\u00e1jmu byt\u016f nab\u00edzen\u00fdch pronaj\u00edmatelem, jako\u017e i z\u00e1sady plateb, reklamac\u00ed a odpov\u011bdnosti smluvn\u00edch stran.<\/li>\n<li>Spr\u00e1vn\u00e9 pou\u017e\u00edv\u00e1n\u00ed webov\u00fdch str\u00e1nek vy\u017eaduje po\u010d\u00edta\u010dov\u00e9 vybaven\u00ed, kter\u00e9 spl\u0148uje n\u00e1sleduj\u00edc\u00ed technick\u00e9 po\u017eadavky:<br \/>\n(a) m\u00e1 p\u0159\u00edstup kinternetu,<br \/>\nb) m\u00e1 nainstalovan\u00fd webov\u00fd prohl\u00ed\u017ee\u010d (Internet Explorer, Chrome, Safari, Firefox, Opera, Android, Safari iOS, Windows Phone, Blackberry) v aktu\u00e1ln\u00ed verzi,<br \/>\n(c) m\u00e1 aktivn\u00ed a \u0159\u00e1dn\u011b nakonfigurovan\u00fd e-mailov\u00fd \u00fa\u010det.<\/li>\n<\/ol>\n<p style=\"text-align: center;\"><strong><b>\u00a7 2 P\u0159edm\u011bt n\u00e1jemn\u00ed smlouvy<\/b><\/strong><\/p>\n<ol>\n<li>P\u0159edm\u011btem N\u00e1jemn\u00ed smlouvy je kr\u00e1tkodob\u00fd pron\u00e1jem bytu nab\u00edzen\u00fd Pronaj\u00edmatelem prost\u0159ednictv\u00edm internetov\u00e9 slu\u017eby nebo port\u00e1l\u016f zprost\u0159edkuj\u00edc\u00edch uzav\u0159en\u00ed smlouvy s Pronaj\u00edmatelem.<\/li>\n<li>Pronaj\u00edmatel je povinen zp\u0159\u00edstupnit n\u00e1jemci byt v souladu s popisem uveden\u00fdm v internetov\u00e9 slu\u017eb\u011b nebo na zprost\u0159edkovatelsk\u00e9m port\u00e1lu pro uzav\u00edr\u00e1n\u00ed smluv s pronaj\u00edmatelem a v term\u00ednech uveden\u00fdch v rezervaci a n\u00e1jemce je povinen zaplatit plnou cenu n\u00e1jmu uvedenou v procesu rezervace.<\/li>\n<li>Proveden\u00ed rezervace n\u00e1jemcem prost\u0159ednictv\u00edm internetov\u00e9 slu\u017eby nebo port\u00e1lu zprost\u0159edkuj\u00edc\u00edho uzav\u0159en\u00ed smlouvy s pronaj\u00edmatelem se rovn\u00e1 p\u0159ijet\u00ed t\u011bchto pravidel a uzav\u0159en\u00ed n\u00e1jemn\u00ed smlouvy o kr\u00e1tkodob\u00e9m pron\u00e1jmu bytu mezi n\u00e1jemcem a pronaj\u00edmatelem.<\/li>\n<li>Pron\u00e1jem apartm\u00e1nu se \u0159\u00edd\u00ed n\u00e1jemn\u00ed smlouvou.<\/li>\n<li>V n\u00e1jemn\u00ed smlouv\u011b jsou uvedeny zejm\u00e9na: smluvn\u00ed strany, cena n\u00e1jmu, doba trv\u00e1n\u00ed smlouvy, po\u010det osob opr\u00e1vn\u011bn\u00fdch u\u017e\u00edvat byt na z\u00e1klad\u011b smlouvy a pr\u00e1va a povinnosti smluvn\u00edch stran.<\/li>\n<li>P\u0159i uzav\u0159en\u00ed smlouvy je n\u00e1jemce povinen za \u00fa\u010delem ov\u011b\u0159en\u00ed osobn\u00edch \u00fadaj\u016f p\u0159edlo\u017eit pronaj\u00edmateli k nahl\u00e9dnut\u00ed platn\u00fd pr\u016fkaz toto\u017enosti nebo jin\u00fd doklad s fotografi\u00ed, na jeho\u017e z\u00e1klad\u011b bude mo\u017en\u00e9 zjistit toto\u017enost n\u00e1jemce.<\/li>\n<\/ol>\n<p>&nbsp;<\/p>\n<p style=\"text-align: center;\"><strong><b>\u00a7 3 Z\u00e1sady rezervace a platby<\/b><\/strong><\/p>\n<ol>\n<li>N\u00e1jemce si p\u0159i rezervaci individu\u00e1ln\u011b vybere byt nab\u00edzen\u00fd pronaj\u00edmatelem prost\u0159ednictv\u00edm internetov\u00e9 slu\u017eby nebo port\u00e1l\u016f zprost\u0159edkuj\u00edc\u00edch uzav\u0159en\u00ed smlouvy s pronaj\u00edmatelem a n\u00e1sledn\u011b provede rezervaci bytu vypln\u011bn\u00edm elektronick\u00e9ho rezerva\u010dn\u00edho formul\u00e1\u0159e um\u00edst\u011bn\u00e9ho na internetov\u00e9 slu\u017eb\u011b nebo port\u00e1lech zprost\u0159edkuj\u00edc\u00edch uzav\u0159en\u00ed smlouvy s pronaj\u00edmatelem, p\u0159\u00edpadn\u011b provede rezervaci telefonicky na tel. +48 <a href=\"tel:+48%20888%20461%20486\"><br \/>\n<u>888 461 486<\/u><br \/>\n<\/a> nebo elektronicky prost\u0159ednictv\u00edm e-mailu <a href=\"mailto:info@noclegioswiecim.eu\"><br \/>\n<u>info@noclegioswiecim.eu<\/u><br \/>\n<\/a><\/li>\n<li>N\u00e1jemce provede rezervaci tak, \u017ee v nab\u00eddce na internetov\u00fdch str\u00e1nk\u00e1ch nebo na zprost\u0159edkovatelsk\u00e9m port\u00e1lu uvede konkr\u00e9tn\u00ed datum zah\u00e1jen\u00ed pobytu a konkr\u00e9tn\u00ed datum ukon\u010den\u00ed pobytu. Pokud je rezervace provedena telefonicky nebo e-mailem, pova\u017euje se rezervace za provedenou okam\u017eikem, kdy pronaj\u00edmatel obdr\u017e\u00ed potvrzen\u00ed rezervace na e-mailovou adresu n\u00e1jemce.<\/li>\n<li>Potvrzen\u00ed rezervace je provedeno doru\u010den\u00edm zpr\u00e1vy na e-mailovou adresu n\u00e1jemce uvedenou p\u0159i rezervaci, ve kter\u00e9 je uvedeno, \u017ee rezervace byla potvrzena, shrnut\u00ed nab\u00eddky rezervace, stanoven\u00ed pln\u00e9 ceny pron\u00e1jmu, souhlas s ustanoven\u00edmi Provozn\u00edho \u0159\u00e1du a datum rezervace.<\/li>\n<li>N\u00e1jemce je povinen &#8211; ode dne doru\u010den\u00ed zpr\u00e1vy potvrzuj\u00edc\u00ed rezervaci (\u00a7 3 odst. 3) &#8211; do 4 pracovn\u00edch dn\u016f (nejpozd\u011bji v\u0161ak posledn\u00ed pracovn\u00ed den p\u0159ed zah\u00e1jen\u00edm pobytu) zaplatit z\u00e1lohu (rezerva\u010dn\u00ed poplatek) elektronick\u00fdm p\u0159evodem (Przelewy24.pl) na \u00fa\u010det uveden\u00fd v \u00a7 3 odst. 3. 9. V\u00fd\u0161e z\u00e1lohy (rezerva\u010dn\u00edho poplatku) \u010din\u00ed 30 % z pln\u00e9 ceny pron\u00e1jmu.<\/li>\n<li>Cel\u00e1 cena pron\u00e1jmu je n\u00e1jemci \u00fa\u010dtov\u00e1na v pln\u00e9 v\u00fd\u0161i a v souladu se smlouvou o pron\u00e1jmu v prvn\u00ed den pobytu p\u0159edem.<\/li>\n<li>Pokud n\u00e1jemce p\u0159ed uzav\u0159en\u00edm n\u00e1jemn\u00ed smlouvy zaplatil z\u00e1lohu (rezerva\u010dn\u00ed poplatek), je povinen prvn\u00ed den sv\u00e9ho pobytu zaplatit \u010d\u00e1stku, kter\u00e1 p\u0159edstavuje rozd\u00edl mezi cenou n\u00e1jmu vypl\u00fdvaj\u00edc\u00ed z n\u00e1jemn\u00ed smlouvy a \u010d\u00e1stkou j\u00edm zaplacen\u00e9 z\u00e1lohy (rezerva\u010dn\u00edho poplatku).<\/li>\n<li>Transakce kartou a elektronick\u00fdm p\u0159evodem jsou z\u00fa\u010dtov\u00e1ny prost\u0159ednictv\u00edm <strong><br \/>\n<b>Przelewy24<\/b><br \/>\n<\/strong><strong><br \/>\n<b>.pl<\/b><br \/>\n<\/strong><\/li>\n<li>Neuhrazen\u00edm platby uveden\u00e9 v \u00a7 3 4 vznik\u00e1 pronaj\u00edmateli pr\u00e1vo odstoupit od n\u00e1jemn\u00ed smlouvy, ani\u017e by byl povinen poskytnout dodate\u010dnou lh\u016ftu k pln\u011bn\u00ed. Pronaj\u00edmatel ozn\u00e1m\u00ed n\u00e1jemci uplatn\u011bn\u00ed tohoto pr\u00e1va do data zah\u00e1jen\u00ed pobytu od uplynut\u00ed lh\u016fty pro zaplacen\u00ed rezerva\u010dn\u00edho poplatku.<\/li>\n<li>\u00dahrada cel\u00e9 ceny pron\u00e1jmu sn\u00ed\u017een\u00e1 o zaplacenou z\u00e1lohu (rezerva\u010dn\u00ed poplatek), jak je uvedeno v \u00a7 3 odst. 4, se prov\u00e1d\u00ed bankovn\u00edm p\u0159evodem na bankovn\u00ed \u00fa\u010det pronaj\u00edmatele ozna\u010den\u00fd \u010d\u00edslem: 761050 1113 1000 0097 8166 5907 nebo v hotovosti.<\/li>\n<li>Pokud n\u00e1jemce provedl p\u0159evod na pronaj\u00edmatele bezprost\u0159edn\u011b p\u0159ed zah\u00e1jen\u00edm sv\u00e9ho pobytu, je povinen na \u017e\u00e1dost pronaj\u00edmatele p\u0159edlo\u017eit pronaj\u00edmateli potvrzen\u00ed o p\u0159evodu v jak\u00e9koli form\u011b a na jak\u00e9mkoli nosi\u010di.<\/li>\n<li>Neproveden\u00ed platby uveden\u00e9 v \u00a7 3 odst. 9, zakl\u00e1d\u00e1 na stran\u011b Pronaj\u00edmatele pr\u00e1vo odstoupit od N\u00e1jemn\u00ed smlouvy bez povinnosti stanovit dodate\u010dnou lh\u016ftu k pln\u011bn\u00ed. Pronaj\u00edmatel ozn\u00e1m\u00ed n\u00e1jemci uplatn\u011bn\u00ed tohoto pr\u00e1va neprodlen\u011b po uplynut\u00ed lh\u016fty pro zaplacen\u00ed cel\u00e9 ceny n\u00e1jmu.<\/li>\n<li>Platba se pova\u017euje za provedenou dnem p\u0159ips\u00e1n\u00ed dlu\u017en\u00fdch pen\u011b\u017en\u00edch prost\u0159edk\u016f na bankovn\u00ed \u00fa\u010det pronaj\u00edmatele nebo dnem p\u0159ed\u00e1n\u00ed hotovosti pronaj\u00edmateli nebo osob\u011b pov\u011b\u0159en\u00e9 pronaj\u00edmatelem.<\/li>\n<li>N\u00e1jemce je povinen poskytnout osobn\u00ed \u00fadaje nezbytn\u00e9 pro proces rezervace uveden\u00e9 v rezerva\u010dn\u00edm formul\u00e1\u0159i na internetov\u00fdch str\u00e1nk\u00e1ch nebo na port\u00e1lech zprost\u0159edkuj\u00edc\u00edch uzav\u0159en\u00ed smlouvy se zprost\u0159edkovatelem a z\u00e1rove\u0148 prohl\u00e1sit jejich spr\u00e1vnost.<\/li>\n<\/ol>\n<p style=\"text-align: center;\"><strong><b>\u00a7 4 Pravidla pou\u017e\u00edv\u00e1n\u00ed apartm\u00e1n\u016f<\/b><\/strong><\/p>\n<ol>\n<li>Osoby, kter\u00e9 se zdr\u017euj\u00ed v apartm\u00e1nech i v odd\u011blen\u00e9m prostoru, jsou povinny dodr\u017eovat tato pravidla a p\u0159edpisy a d\u00e1le obecn\u011b platn\u00e9 z\u00e1kony o bezpe\u010dnosti, po\u017e\u00e1rn\u00ed ochran\u011b, z\u00e1sady dobr\u00e9ho sousedstv\u00ed a chov\u00e1n\u00ed, kter\u00e9 neohro\u017euje bezpe\u010dnost ostatn\u00edch.<\/li>\n<li>V apartm\u00e1nech je p\u0159\u00edsn\u011b zak\u00e1z\u00e1no kou\u0159it a pou\u017e\u00edvat jin\u00e9 tab\u00e1kov\u00e9 v\u00fdrobky.<\/li>\n<li>V apartm\u00e1nech a na vyhrazen\u00e9m m\u00edst\u011b plat\u00ed od 22:00 do 7:00 hodin z\u00e1kaz vych\u00e1zen\u00ed.<\/li>\n<li>N\u00e1jemci nebo osob\u00e1m \u017eij\u00edc\u00edm v byt\u011b je zak\u00e1z\u00e1no po\u0159\u00e1dat hlu\u010dn\u00e9 akce, kter\u00e9 by mohly ru\u0161it klid osob ubytovan\u00fdch v jin\u00fdch bytech.<\/li>\n<li>T\u0159et\u00ed osoby jsou povinny opustit apartm\u00e1n a vymezen\u00fd prostor p\u0159ed za\u010d\u00e1tkem policejn\u00ed hodiny.<\/li>\n<li>Do apartm\u00e1n\u016f nen\u00ed povoleno vodit zv\u00ed\u0159ata, zejm\u00e9na psy a ko\u010dky.<\/li>\n<\/ol>\n<p style=\"text-align: center;\"><strong><b>\u00a7 5<\/b><\/strong><\/p>\n<ol>\n<li>P\u0159ed\u00e1n\u00ed bytu do vlastnictv\u00ed n\u00e1jemce &#8211; p\u0159ed\u00e1n\u00edm kl\u00ed\u010d\u016f &#8211; provede pronaj\u00edmatel nebo osoba jednaj\u00edc\u00ed jeho jm\u00e9nem po podpisu n\u00e1jemn\u00ed smlouvy, a to v den uveden\u00fd v n\u00e1jemn\u00ed smlouv\u011b jako den zah\u00e1jen\u00ed n\u00e1jmu, nejd\u0159\u00edve v 16:00 hodin.<\/li>\n<li>Ke dni uveden\u00e9mu v n\u00e1jemn\u00ed smlouv\u011b jako den ukon\u010den\u00ed n\u00e1jmu je n\u00e1jemce povinen nejpozd\u011bji do 11:00 hodin:<br \/>\na) vyklidit byt od v\u0161ech movit\u00fdch v\u011bc\u00ed, kter\u00e9 do bytu vnesl n\u00e1jemce a dal\u0161\u00ed osoby, kter\u00e9 byt u\u017e\u00edvaly spole\u010dn\u011b s n\u00e1jemcem po dobu trv\u00e1n\u00ed n\u00e1jemn\u00ed smlouvy.<br \/>\nb) vr\u00e1tit kl\u00ed\u010de od bytu pronaj\u00edmateli.<\/li>\n<li>Ubytov\u00e1n\u00ed v d\u0159\u00edv\u011bj\u0161\u00edm term\u00ednu, ne\u017e je uvedeno v odstavci 1. 1 tohoto odstavce nebo uvoln\u011bn\u00ed bytu v pozd\u011bj\u0161\u00edm term\u00ednu, ne\u017e je uvedeno v odstavci 1 tohoto \u010dl\u00e1nku. 2 tohoto odstavce je mo\u017en\u00e9 po p\u0159edchoz\u00ed dohod\u011b s Pronaj\u00edmatelem.<\/li>\n<\/ol>\n<p style=\"text-align: center;\"><strong><b>\u00a7 6 Odpov\u011bdnost<\/b><\/strong><\/p>\n<ol>\n<li>Od okam\u017eiku p\u0159ed\u00e1n\u00ed bytu n\u00e1jemci odpov\u00edd\u00e1 n\u00e1jemce za \u0161kody zp\u016fsoben\u00e9 n\u00e1jemcem nebo osobami, kter\u00e9 s n\u00edm byt ob\u00fdvaj\u00ed.<\/li>\n<li>N\u00e1jemce je povinen u\u017e\u00edvat byt v souladu s jeho vlastnostmi a ur\u010den\u00edm. N\u00e1jemce nesm\u00ed prov\u00e1d\u011bt \u017e\u00e1dn\u00e9 zm\u011bny ve v\u00fdzdob\u011b interi\u00e9ru.<\/li>\n<li>Ve\u0161ker\u00e9 za\u0159\u00edzen\u00ed a vybaven\u00ed bytu i jeho okol\u00ed by m\u011blo b\u00fdt ke dni skon\u010den\u00ed n\u00e1jmu a vr\u00e1cen\u00ed kl\u00ed\u010d\u016f n\u00e1jemcem pronaj\u00edmateli, s p\u0159ihl\u00e9dnut\u00edm k opot\u0159eben\u00ed v d\u016fsledku \u0159\u00e1dn\u00e9ho u\u017e\u00edv\u00e1n\u00ed, ve stavu, kter\u00fd nen\u00ed hor\u0161\u00ed ne\u017e stav v dob\u011b p\u0159ed\u00e1n\u00ed bytu n\u00e1jemci do u\u017e\u00edv\u00e1n\u00ed.<\/li>\n<li>V p\u0159\u00edpad\u011b, \u017ee n\u00e1jemce zjist\u00ed na p\u0159edm\u011btu n\u00e1jmu, zejm\u00e9na na za\u0159\u00edzen\u00ed nebo instalac\u00edch tvo\u0159\u00edc\u00edch vybaven\u00ed bytu, jak\u00e9koliv z\u00e1vady, poruchy, po\u0161kozen\u00ed apod., je povinen tuto skute\u010dnost neprodlen\u011b ozn\u00e1mit pronaj\u00edmateli.<\/li>\n<li>P\u0159ed vr\u00e1cen\u00edm kl\u00ed\u010d\u016f pronaj\u00edmateli pronaj\u00edmatel spole\u010dn\u011b s n\u00e1jemcem zkontroluje technick\u00fd stav bytu.<\/li>\n<\/ol>\n<p style=\"text-align: center;\"><strong><br \/>\n<b>\u00a7 7 Udr\u017eov\u00e1n\u00ed \u010distoty v <\/b><br \/>\n<\/strong><strong><br \/>\n<b>Byty <\/b><br \/>\n<\/strong><strong><br \/>\n<b>a v jejich okol\u00ed<\/b><br \/>\n<\/strong><\/p>\n<ol>\n<li>V apartm\u00e1nech je p\u0159\u00edsn\u011b zak\u00e1z\u00e1no kou\u0159it a pou\u017e\u00edvat tab\u00e1kov\u00e9 v\u00fdrobky.<\/li>\n<li>Osoby, kter\u00e9 kou\u0159\u00ed v bl\u00edzkosti Bytov\u00e9ho domu, jsou povinny kou\u0159it na m\u00edst\u011b a zp\u016fsobem, kter\u00fd neobt\u011b\u017euje ostatn\u00ed osoby, kter\u00e9 ve stejnou dobu ob\u00fdvaj\u00ed jin\u00fd Byt, a nav\u00edc uklidit nedopalky cigaret.<\/li>\n<li>N\u00e1jemce a osoby \u017eij\u00edc\u00ed s n\u00e1jemcem v byt\u011b jsou povinni t\u0159\u00eddit odpad, kter\u00fd vznikne b\u011bhem n\u00e1jmu, a to tak, \u017ee jej ukl\u00e1daj\u00ed do n\u00e1dob vhodn\u00fdch pro dan\u00fd druh odpadu, kter\u00e9 jsou um\u00edst\u011bny na zvl\u00e1\u0161\u0165 vyhrazen\u00e9m m\u00edst\u011b v bl\u00edzkosti byt\u016f.<\/li>\n<li>Pokud s n\u00e1jemcem v apartm\u00e1nu \u017eij\u00ed nezletil\u00e9 osoby, je n\u00e1jemce povinen zajistit, aby postele, pohovky a matrace, na kter\u00fdch budou nezletil\u00e9 osoby sp\u00e1t, byly \u0159\u00e1dn\u011b chr\u00e1n\u011bny proti promo\u010den\u00ed nebo zne\u010di\u0161t\u011bn\u00ed (nap\u0159. um\u00edst\u011bn\u00edm nepromokav\u00fdch podlo\u017eek nebo prost\u011bradel).<\/li>\n<\/ol>\n<p style=\"text-align: center;\"><strong><b>\u00a7 8 Bezpe\u010dnost<\/b><\/strong><\/p>\n<ol>\n<li>V okol\u00ed apartm\u00e1n\u016f je speci\u00e1ln\u011b vyhrazen\u00fd prostor pro d\u011btsk\u00e9 hry. Rodi\u010de\/z\u00e1konn\u00ed z\u00e1stupci nezletil\u00fdch d\u011bt\u00ed jsou zodpov\u011bdn\u00ed za bezpe\u010dnost a zdrav\u00ed d\u011bt\u00ed na h\u0159i\u0161ti.<\/li>\n<li>Pou\u017e\u00edv\u00e1n\u00ed jak\u00e9hokoli elektrick\u00e9ho\/plynov\u00e9ho za\u0159\u00edzen\u00ed, kter\u00fdm je apartm\u00e1n vybaven, mus\u00ed b\u00fdt prov\u00e1d\u011bno v souladu s bezpe\u010dnostn\u00edmi p\u0159edpisy platn\u00fdmi pro tato za\u0159\u00edzen\u00ed.<\/li>\n<li>Z d\u016fvodu po\u017e\u00e1rn\u00ed bezpe\u010dnosti. Oh\u0159\u00edva\u010de, \u017eehli\u010dky, rychlovarn\u00e9 konvice, va\u0159i\u010de a podobn\u00e9 spot\u0159ebi\u010de, kter\u00e9 nejsou sou\u010d\u00e1st\u00ed vybaven\u00ed bytu, lze pou\u017e\u00edvat pouze s n\u00e1le\u017eitou opatrnost\u00ed.<\/li>\n<li>N\u00e1jemce je povinen zajistit, aby v\u017edy, kdy\u017e v pr\u016fb\u011bhu trv\u00e1n\u00ed n\u00e1jemn\u00edho vztahu mezi smluvn\u00edmi stranami opust\u00ed byt a nikoho v n\u011bm nenech\u00e1, byla v\u0161echna okna a dve\u0159e obvykl\u00fdm zp\u016fsobem uzav\u0159ena a v\u0161echny spot\u0159ebi\u010de a elektronick\u00e1 za\u0159\u00edzen\u00ed vypnuty.<\/li>\n<\/ol>\n<p style=\"text-align: center;\"><strong><b>\u00a7 9 Zru\u0161en\u00ed rezervace<\/b><\/strong><\/p>\n<ol>\n<li>Pronaj\u00edmatel a n\u00e1jemce maj\u00ed pr\u00e1vo odstoupit od n\u00e1jemn\u00ed smlouvy do 7 dn\u016f od z\u00e1sahu vy\u0161\u0161\u00ed moci. N\u00e1jemce m\u00e1 n\u00e1rok na vr\u00e1cen\u00ed v\u0161ech zaplacen\u00fdch \u010d\u00e1stek.<\/li>\n<li>Neproveden\u00ed plateb uveden\u00fdch v \u00a7 3 odst. 4 i 9<b> <\/b>se pova\u017euje za prodlen\u00ed ve smyslu ob\u010dansk\u00e9ho z\u00e1kon\u00edku.<\/li>\n<li>N\u00e1jemce m\u00e1 pr\u00e1vo kdykoli p\u0159ed dohodnut\u00fdm datem pobytu odstoupit od smlouvy o pron\u00e1jmu. V p\u0159\u00edpad\u011b zru\u0161en\u00ed pobytu ze strany n\u00e1jemce z d\u016fvod\u016f na stran\u011b n\u00e1jemce je n\u00e1jemce povinen uhradit storno n\u00e1klady v odpov\u00eddaj\u00edc\u00ed v\u00fd\u0161i, kter\u00e1 p\u0159edstavuje skute\u010dnou ztr\u00e1tu pronaj\u00edmatele vzniklou v d\u016fsledku zru\u0161en\u00ed pobytu ze strany n\u00e1jemce, a to a\u017e do v\u00fd\u0161e 30 % pln\u00e9 ceny pron\u00e1jmu (rezerva\u010dn\u00edho poplatku).<\/li>\n<li>Zm\u011bna data rezervace nebo zm\u011bna apartm\u00e1nu vybran\u00e9ho v procesu rezervace je mo\u017en\u00e1 pouze po vz\u00e1jemn\u00e9 dohod\u011b. Pokud se strany nedohodnou, pou\u017eije se odstavec 2. 3 v\u00fd\u0161e.<\/li>\n<li>V p\u0159\u00edpad\u011b, \u017ee je pronaj\u00edmatel z d\u016fvod\u016f, kter\u00e9 nem\u016f\u017ee ovlivnit, nucen p\u0159ed zah\u00e1jen\u00edm pobytu zm\u011bnit podstatn\u00e9 podm\u00ednky n\u00e1jemn\u00ed smlouvy, zejm\u00e9na zm\u011bnit rezervovan\u00fd apartm\u00e1n nebo datum rezervace, je povinen o tom neprodlen\u011b informovat n\u00e1jemce, kter\u00fd by m\u011bl pronaj\u00edmatele neprodlen\u011b informovat o tom, zda:<br \/>\na) p\u0159ijme navrhovanou zm\u011bnu n\u00e1jemn\u00ed smlouvy, nebo<br \/>\nb) odstoup\u00ed od n\u00e1jemn\u00ed smlouvy, co\u017e znamen\u00e1 okam\u017eit\u00e9 vr\u00e1cen\u00ed v\u0161ech uhrazen\u00fdch plateb n\u00e1jemci.<\/li>\n<li>V p\u0159\u00edpad\u011b situace, kdy je pronaj\u00edmatel z d\u016fvod\u016f, kter\u00e9 nem\u016f\u017ee ovlivnit, nucen v pr\u016fb\u011bhu pobytu zm\u011bnit podstatn\u00e9 podm\u00ednky n\u00e1jemn\u00ed smlouvy, zejm\u00e9na zm\u011bnit rezervovan\u00fd apartm\u00e1n, je povinen o tom neprodlen\u011b informovat n\u00e1jemce, kter\u00fd by m\u011bl pronaj\u00edmateli neprodlen\u011b sd\u011blit, zda:<br \/>\na) p\u0159ijme navrhovanou zm\u011bnu n\u00e1jemn\u00ed smlouvy, nebo<br \/>\nb) odstoup\u00ed od smlouvy o pron\u00e1jmu s \u00fa\u010dinnost\u00ed ke dni odstoupen\u00ed, co\u017e znamen\u00e1 okam\u017eit\u00e9 vr\u00e1cen\u00ed v\u0161ech nevyu\u017eit\u00fdch slu\u017eeb n\u00e1jemci.<\/li>\n<\/ol>\n<p style=\"text-align: center;\"><strong><b>\u00a7 10 Zp\u016fsob pod\u00e1v\u00e1n\u00ed a vy\u0159izov\u00e1n\u00ed st\u00ed\u017enost\u00ed<\/b><\/strong><\/p>\n<ol>\n<li>V p\u0159\u00edpad\u011b nedodr\u017een\u00ed n\u00e1jemn\u00ed smlouvy je n\u00e1jemce povinen nahl\u00e1sit pronaj\u00edmateli nebo jin\u00e9 osob\u011b jednaj\u00edc\u00ed jm\u00e9nem pronaj\u00edmatele ve\u0161ker\u00e9 st\u00ed\u017enosti p\u00edsemn\u011b nebo elektronicky nejpozd\u011bji do 30 dn\u016f od ukon\u010den\u00ed pobytu.<\/li>\n<li>Pronaj\u00edmatel posoud\u00ed st\u00ed\u017enost do 21 dn\u016f od jej\u00edho obdr\u017een\u00ed, o \u010dem\u017e informuje n\u00e1jemce stejnou formou: p\u00edsemn\u011b nebo elektronicky.<\/li>\n<li>V p\u0159\u00edpad\u011b odm\u00edtnut\u00ed reklamace je pronaj\u00edmatel povinen p\u00edsemn\u011b nebo elektronicky podrobn\u011b zd\u016fvodnit d\u016fvody odm\u00edtnut\u00ed.<\/li>\n<\/ol>\n<p style=\"text-align: center;\"><strong><b>\u00a7 11 Z\u00e1v\u011bre\u010dn\u00e1 ustanoven\u00ed<\/b><\/strong><\/p>\n<ol>\n<li>V p\u0159\u00edpad\u011b uplynut\u00ed doby, na kterou byla uzav\u0159ena n\u00e1jemn\u00ed smlouva, je n\u00e1jemce povinen vr\u00e1tit kl\u00ed\u010de od bytu pronaj\u00edmateli nebo jin\u00e9 osob\u011b jednaj\u00edc\u00ed jeho jm\u00e9nem.<\/li>\n<li>N\u00e1jemce nem\u00e1 pr\u00e1vo p\u0159ev\u00e9st byt, kter\u00fd uvol\u0148uje, na jin\u00e9 osoby, a to ani v p\u0159\u00edpad\u011b, \u017ee neuplynula doba, na kterou strany uzav\u0159ely n\u00e1jemn\u00ed smlouvu.<\/li>\n<li>N\u00e1jemce nesm\u00ed byt p\u016fj\u010dovat ani podnaj\u00edmat jin\u00fdm osob\u00e1m.<\/li>\n<li>Z\u00e1sady ochrany osobn\u00edch \u00fadaj\u016f z\u00e1kazn\u00edk\u016f webov\u00fdch str\u00e1nek noclegioswiecim.eu jsou obsa\u017eeny v dokumentu <strong><br \/>\n<b>Z\u00e1sady ochrany osobn\u00edch \u00fadaj\u016f<\/b><br \/>\n<\/strong>, kter\u00fd si m\u016f\u017eete p\u0159e\u010d\u00edst na adrese: <a href=\"https:\/\/noclegioswiecim.eu\/cs\/zasady-ochrany-osobnich-udaju\/\"><br \/>\n<u>https:\/\/n<\/u><br \/>\n<u>oclegioswiecim.eu<\/u><br \/>\n<u>\/policyka-prywatnosci\/<\/u><br \/>\n<\/a>.<\/li>\n<\/ol>\n","protected":false},"excerpt":{"rendered":"<p>Podm\u00ednky rezervace a kr\u00e1tkodob\u00e9ho pron\u00e1jmu celoro\u010dn\u00edch apartm\u00e1n\u016f Comfort Tato pravidla [&hellip;]<\/p>\n","protected":false},"author":1,"featured_media":0,"parent":0,"menu_order":0,"comment_status":"closed","ping_status":"closed","template":"","meta":{"footnotes":""},"class_list":["post-2336","page","type-page","status-publish","hentry"],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v27.5 -
